If anything ever needs fixing, you’re in safe hands. All repairs are carried out by carefully vetted, qualified, and insured contractors who meet our high standards. Every tradesperson holds the relevant certifications and public liability insurance, giving you complete peace of mind.

Tenant Fee Schedule

There are no fees payable by the tenant to obtain the tenancy.
From 1 June 2019, if you start or renew a tenancy, you can only be charged fees in the following situations:

Fee Type Amount / Description

Holding Deposit (per tenancy)
One week’s rent. Reserves the property. May be withheld if any relevant person (including guarantors) withdraws, fails a Right-to-Rent check, provides false or misleading information, or fails to sign the tenancy agreement (and/or Deed of Guarantee) within 15 days (or an agreed alternative deadline).

Security Deposit (rent under £50,000 per year)
Five weeks’ rent. Covers damages or defaults by the tenant during the tenancy.

Security Deposit (rent £50,000 or over per year)
Six weeks’ rent. Covers damages or defaults by the tenant during the tenancy.

Unpaid Rent
Interest charged at 3% above the Bank of England Base Rate, from the Rent Due Date until paid. Applied only after rent is more than 14 days overdue.

Lost Keys or Other Security Devices
Tenant is liable for the actual cost of replacement. If locks must be changed, the cost of the locksmith, new lock and replacement keys will be charged. Additional time incurred is charged at £15 per hour (inc. VAT).

Variation of Contract (tenant’s request)
£50 (inc. VAT) per agreed variation. Covers landlord instructions and the preparation and execution of new legal documents.

Change of Sharer (tenant’s request)
£50 (inc. VAT) per replacement tenant, or higher reasonable costs if applicable. Covers referencing, Right-to-Rent checks, deposit registration, and preparation and execution of new legal documents.

Early Termination (tenant’s request)
Tenant is liable for the landlord’s re-letting costs and rent due until a new tenancy begins. Total costs will not exceed the outstanding rent on the tenancy.
